About the neighborhood
Kaka'ako's redevelopment is guided by a master plan from the Hawaii Community Development Authority (HCDA), which focuses on a vibrant, mixed-use community that brings together residential, commercial and cultural spaces.
New condominium towers sit alongside retail and dining, public parks and open plazas, all within walking distance of each other.
Bike lanes, electric vehicle charging and transit options make it easy to get around without a car.
Many newer buildings use energy-efficient designs and green building practices.
Art exhibitions, food events, farmers markets and community workshops keep the neighborhood lively throughout the year.

On October 20, 2026, all 397 Kaka'ako condo listings on our MLS search were fee simple, so none sat on leased land. With leasehold, you own the home or unit but lease the land under it for a set term. A 2025 state DBEDT report notes that land rents often surged when leases were renegotiated, and an unrenewed lease could mean losing access to the land and the structure.

The Hawaii Community Development Authority (HCDA), a state agency, guides Kaka'ako's redevelopment. Its Mauka Area and Makai Area plans set the goals for each part of the district, and its rules set the regulations. The current documents include the 2024 Mauka Area Rules, the 2011 Mauka Area Plan, and the 2023 Makai Area Plan and Rules.

It is a unit sold under HCDA's Kaka'ako reserved housing rules, with limits on who can buy and how it is resold. Under the 2021 rules, household income cannot exceed 140 percent of area median income, buyers must live in the unit, HCDA has a first option to buy it back for a set period, and HCDA shares in the equity at resale.

No date is set for a Kaka'ako station. HART says Segment 3, from Middle Street to Ka'akaukukui (Civic Center) Station, is under construction, with progress measured against a March 2031 operational readiness date. HART lists the Kaka'ako and Ala Moana stations as the final two, to be completed in a separate project phase.

Look up the address on the state flood map and the city's tsunami evacuation map. The DLNR Flood Hazard Assessment Tool shows FEMA flood zones by address or TMK, and FEMA's Flood Map Service Center is the official source. For tsunami zones, the Hawaii Emergency Management Agency links to the City and County of Honolulu's interactive map. Check any Kaka'ako home before you make an offer, and ask your lender early about flood insurance.
