Oahu market snapshot · September 2026

What the market is doing right now

Pricing starts with the numbers. Here is where Oahu resale stands this fall, before we look at your neighborhood and your home.

$1,110,000Single-family median, Sept. -3.9% vs. last year
293Single-family homes sold in Sept. +6.2%
$1,180,000Single-family median, Jan–Sept +3.1%
$515,000Condo median, Jan–Sept +2.5%

What it means for sellers: more homes are selling than last year, but buyers are price-sensitive with mortgage rates near 7%. Homes priced right from day one still move quickly: this summer, single-family sellers received a median 100% of their original asking price and about one in three sold above asking. Homes priced too high sit, and that is where sellers lose leverage.

The selling process

Seven steps from first call to closing

Most Oahu sales take about two to three months from consultation to keys, depending on preparation time and the escrow period your buyer needs.

  1. Consultation and home value Week 1

We meet at your home, talk through your goals and timing, and deliver a complete CMA with a recommended price range. No pressure and no obligation.

  2. Listing agreement and disclosures Week 1–2

We review the listing agreement together and start the Hawaii Seller's Real Property Disclosure Statement, plus any condo association documents. We schedule pre-listing inspections if they make sense for your home.

  3. Prepare the home Weeks 2–4

A walk-through consultation and selling tips sheet covering repairs, curb appeal and staging. We focus on the changes that pay for themselves and skip the ones that don't, and we can connect you with trusted local contractors.

  4. Set the list price

We finalize price using fresh comparables and current buyer activity. Pricing competitively at launch draws the most showings in the first two weeks, when interest is highest.

  5. Launch the marketing Go live

Your home goes live on the MLS and every major home search site, backed by open houses, a broker tour and our agent network. You get regular reports on showings and feedback.

  6. Review offers and negotiate

We walk through every offer line by line: price, financing, contingencies and timing. Then we negotiate for the strongest overall terms, not just the highest number.

  7. Escrow and closing About 30–45 days

We manage inspections, repair requests, the appraisal (with comparables in hand to support your price) and contingency deadlines until escrow closes. After closing, we are still a phone call away.

Marketing plan

How we put your home in front of buyers

No two listings are alike, so no two marketing plans should be either. A Mililani starter home, a Kakaako condo and an oceanfront estate each draw a different buyer and need a different strategy. That is why we offer five tiered levels of marketing service, from a solid foundation to full-scale promotion, and let you choose the level that fits your home, your timeline and your budget. If none of the five is quite right, we will build a custom package around exactly what you need. Whichever you choose, our goal is the same: a selling experience tailored to you.

Every package starts with the essentials below. Higher levels add more reach and more ways to showcase your home, and we will walk you through each option at your consultation.

  • MLS listing syndicated to Realtor.com, Zillow and dozens of home search sites
  • Featured on thesalazargrouphawaii.com and Coldwell Banker's listing network
  • Promotion on our Instagram, Facebook and YouTube channels
  • Public open houses and a brokers' tour
  • Yard signage and printed property feature sheets
  • Direct outreach to our network of buyers and Oahu agents
  • Custom marketing for your home's best features and likely buyers
  • Showing feedback and activity reports, so you always know where things stand

Selling in Hawaii

Hawaii rules every seller should know

Selling here involves a few state-specific steps that can affect your timing and your proceeds. We plan for them from the first meeting.

Disclosure

Seller's disclosure statement

Hawaii requires sellers to disclose known material facts about the property. We help you complete it accurately, which protects you after closing.

Non-resident sellers

HARPTA withholding

If you don't live in Hawaii, the buyer must withhold 7.25% of the sales price for state taxes at closing. You may qualify to reduce it, so apply early: Hawaii's review can take several weeks.

Foreign sellers

FIRPTA withholding

Sellers who are not U.S. persons face a separate 15% federal withholding, on top of HARPTA. We coordinate with your tax advisor and escrow well before closing.

Closing costs

Conveyance tax

Hawaii's conveyance tax is customarily paid by the seller. The rate depends on sale price and whether the buyer will live in the home. We include an estimate in your net proceeds sheet.

Condos

Association documents

Condo sales need current AOAO documents, budgets and meeting minutes. Ordering them early keeps escrow on schedule.

Land tenure

Fee simple or leasehold

Leasehold properties carry lease terms and rent schedules that buyers and lenders scrutinize. We explain them clearly so they don't stall a sale.

This is general information, not tax or legal advice. Talk with a tax professional about your situation.

Seller questions

Frequently asked questions

How long will it take to sell my home?

Well-priced Oahu single-family homes have recently gone under contract in a median of about two to four weeks. Add roughly 30 to 45 days for escrow. Condos typically take longer. We will give you a realistic timeline for your neighborhood and price range at our first meeting.

What will it cost me to sell?

Typical seller costs include the real estate commission, Hawaii conveyance tax, escrow and title fees, your share of property taxes and any HOA fees, and any repairs or credits you agree to. Commission is negotiable. Before you list, we prepare a net proceeds estimate so you know what you will walk away with.

Can I choose how my home is marketed?

Yes. We offer five levels of marketing service plus custom packages, so you decide how much reach and promotion your listing gets. We will recommend a level based on your home and goals, but the choice is always yours.

Should I renovate before listing?

Usually not a major remodel. Fresh paint, small repairs, landscaping and decluttering tend to return more than they cost. We will walk your home with you and point out where a dollar spent is likely to come back.

Can I sell my Oahu home while living on the mainland or overseas?

Yes. We regularly handle sales for owners who live off-island, including estate and inherited properties. We coordinate access, contractors, showings and electronic signing, and we plan early for HARPTA or FIRPTA withholding.

I need to buy my next home too. How does that work?

We can line up both transactions so you are not stuck with two mortgages or nowhere to live. Options include timing the closings together, negotiating a rent-back after your sale or making your purchase contingent on your sale.

Can I sell a home that has tenants?

Yes. We work with you, your property manager and your tenants to schedule showings and to market the home to investors or owner-occupants, depending on which is likely to bring the better result.

Let's talk

Thinking about selling in the next year?

A 30-minute conversation will tell you what your home is likely worth, what to fix and what to leave alone, and the best time to list. No obligation.
