KOA RIDGE

Koa Ridge is a large-scale residential development located in Waipio, on the island of Oahu, Hawaii. The project is being developed by Castle & Cooke Homes Hawaii, a subsidiary of the Dole Food Company, and is one of the most significant construction projects currently taking place on the island.

The Koa Ridge development is situated on a 576-acre parcel of land, which was originally owned by Dole Food Company. Castle & Cooke purchased the land in 2007 with the intention of developing it into a master-planned community that would offer a mix of housing types, including single-family homes, townhouses, and multi-family units.

The development's design is centered around the concept of creating a sustainable community that is pedestrian-friendly and promotes a healthy lifestyle. It features numerous walking and biking paths, public parks, and green spaces, including a community garden and a 20-acre agricultural park that will produce fresh fruits and vegetables for residents.

One of the primary goals of the Koa Ridge development is to provide affordable housing options for Hawaii's working families. The project includes approximately 3,500 residential units, with more than 50% of them designated as affordable housing. The development also includes a mix of market-rate and luxury homes, as well as rental units.

In addition to providing housing, Koa Ridge is designed to be a self-contained community with a range of amenities and services that will make it an attractive place to live and work. The development includes a shopping center with retail stores, restaurants, and other services, as well as a medical center, a community center, and a public school.

Construction on the Koa Ridge development began in 2019, with the first phase of the project set to be completed in 2022. The development has faced some opposition from local residents and environmental groups, who are concerned about the impact that such a large-scale development will have on the surrounding environment and infrastructure.

Opponents of the project argue that it will exacerbate traffic congestion and strain already overburdened public services, such as schools and hospitals. They also argue that the development will lead to the loss of valuable agricultural land and threaten the island's fragile ecosystem.

Proponents of the Koa Ridge development, however, argue that it will provide much-needed affordable housing options for Hawaii's working families and boost the local economy by creating jobs and generating tax revenue. They also argue that the development's focus on sustainability and pedestrian-friendly design will help to mitigate any negative impacts on the surrounding environment.

Overall, the Koa Ridge development is a significant project for Hawaii, and it will be interesting to see how it develops over the coming years. While there are valid concerns about the impact of such a large-scale development on the local environment and infrastructure, there is no denying that it will provide much-needed housing and amenities for Hawaii's growing population.
