Palms at Waikiki is a 1970 high-rise that operated as a hotel and was later converted to about 262 to 268 fee simple condominium units, almost all studios of about 220 to 370 square feet plus a small number of one-bedroom units. The hotel operates as Aqua Palms Waikiki, and owners may place units in a front-desk rental program or use them as they choose; owners reportedly may not claim a homeowner exemption.
