Koko Villas - The Hidden Gem of Hawaii Kai

If you're in search of contemporary homes in the Hawaii Kai area, you should consider exploring the secluded homes of Koko Villas. This exceptional residential development is situated at the entrance of the Koko Crater Botanical Garden, right at the base of the stunning Koko Crater.

Koko Villas is the newest addition to the Hawaii Kai housing landscape and offers a total of 70 single-family homes. These homes are spread across two serene cul-de-sacs, Koko Uka Place which means near the mountain, and Koko Kai Place, meaning near the sea. These cul-de-sacs are accessed via Kokonani Street, which runs alongside the beautiful Hawaii Kai Golf Course just off Kealahou Street.

Here's an overview of what you can expect from Koko Villas:

Koko Villas Neighborhood & Homes: Koko Villas represents the pinnacle of single-family home living in Hawaii Kai, with all residences constructed between late 2004 and early 2006. This development was a collaboration between Philip Ho, a California developer, and Kaya Builders Hawaii, a local general contractor.

There are five unique floor plans available in Koko Villas:

  • Villa I is comprised of a 3 Bedroom, 2.5 Bath single-level home of approximately 1,931 square feet of interior living space.
  • Villa II is comprised of a 3 Bedroom, 2.5 Bath, plus Den, single-level home of approximately 2,176 square feet of interior living space.
  • Villa III is comprised of a 3 Bedroom, 2.5 Bath, single-level home of approximately 2,362 square feet interior living space.
  • Villa IV is comprised of a 3 Bedroom, 3.5 Bath, plus Den, single-level home of approximately 2,541 square feet of interior living space.
  • Villa V is comprised of a  4 Bedroom, 3.5 Bath, plus Den, 2-story home of approximately 3,150 square feet of interior living space, and a 3-car garage.
  • Villas I through IV have a single-level layout with an attached double garage, while Villa V stands out with its two-story design and an attached 3-car garage.

The charm of Koko Villas lies in its open and modern design features. Notably, Villa IV was recognized as the Grand Champion Winner during the 2004 Parade of Homes, Hawaii's prestigious home builder's competition.

Koko Villas lots typically range from 6,954 sq ft to 7,076 sq ft, and most have a level and graded terrain. The homes on the left street side of Koko Kai Pl, toward the end of the cul-de-sac, directly front the Hawaii Kai Golf Course. While other Villas may not have a golf course view, there is a general sense of proximity to both the golf course and the ocean throughout the neighborhood.

These homes showcase stucco exteriors and large 4-foot-deep roof overhangs with finished soffits. Every residence features a smooth concrete tile roof with copper gutters and downspouts for a cohesive and elegant appearance. The inviting exterior wood trellis entryway and spacious front patios harken back to the charm of plantation-style homes. Each home boasts an oversized 8 ft tall and 42” wide solid wood front entry door.

The interior design of Koko Villas is equally impressive. These homes offer lofty 10-foot ceilings, 8-foot doors, and expansive 8 foot windows and sliding glass doors, creating a grand ambiance. The kitchens are spacious and feature a center island cooktop, high-end appliances including double ovens, custom kitchen cabinets, and a walk-in food pantry. Elegant granite countertops adorn the kitchen, while master bathrooms feature Travertine countertops, large soak-in tubs, a shower stall, and double vanity.

For storage, the homes include generously sized walk-in closets, and Travertine marble tile floors are found in master baths and powder rooms.

Many Koko Villas also feature central AC, and a significant number of them have installed PV systems.

These beautiful homes in Koko Villas offer a dramatic backdrop of Koko Crater, and the peaceful neighborhood occasionally lets you hear the soothing waves of nearby Sandy Beach, located only about 1,500 feet to the south.

To support the community, there is a small Koko Villas association fee of $189 per month (as of 2023). This fee covers the maintenance of the private streets, landscaped green belts, and the front yard landscape easement—a small area between the sidewalk and the front of the garage. Additionally, the association maintains a retaining wall with a privacy fence that separates the back yards between Koko Uka Pl and Koko Kai Pl.

It's worth noting that the developer still owns a small vacant lot at the corner of Kokonani St and Kealahou St, with potential plans for townhome development. However, this may not happen soon, as the current zoning is 'preservation' and would require a lengthy rezoning process before any development can proceed.

Koko Villas is an absolute gem for their modern design elements and their idyllic and tranquil location in Hawaii Kai. We encourage you to visit and explore them, as we believe you'll find them quite appealing.
