CLOSING DAY!
Congratulations! You are closing on your new home! But let’s back up a bit. Technically, closing day is the day you officially become the legal homeowner. There are a few things that need to happen before closing day.
A few days before closing, there will be lots of documents to review and sign, and this is not meant to give you a blow-by-blow description of all of that. The escrow officer will review and discuss all of these at length.
But here are a few things you should do before you head to the closing table:
- You will most likely be meeting with the escrow officer a few days to a week before the actual closing or recording date. This is because both parties must sign documents, and escrow must prepare them for recordation.
- You will also need to take the balance of your deposit to the signing. Make sure you have a cashier's check in the amount the escrow officer calculated to be due at closing. (This will be for the remaining amount after your down payment and closing costs are figured in.) You may also have funds wired directly to escrow.
- Bring proper identification. Usually a photo I.D. (like your license), social security card, and/or birth certificate.
- A rested wrist! (You will be signing a lot of documents!)
- A big smile...because you are about to own and move into your new home!
If our schedule permits, we will be there with you at signing. Our presence there is to help answer any questions you may have, but is really just supportive, and ceremonial and we will be able to wish you a hearty congratulations once you have signed all the paperwork.
After the closing, there will still be a lot going on behind the scenes. Your mortgage, the deed, and other legal documents will all be recorded. Once it is complete, the final documents will be mailed to you. In Hawaii, it is traditional that documents get recorded at 8:01 a.m. the day of closing. The escrow officer will give the agents a call and we have the honor of notifying our clients that the deed has recorded, and the property has changed hands.
Keys will be handed over, and you will now be the proud owners of your new home.
