Terms and Conditions:

To qualify for this offer, you must sign a buyer's agreement contract with Corcoran Pacific Properties, must use our partners, B & B Mortgage, America's Preferred Home Warranty, and Old Republic Title & Escrow. The minimum purchase price to qualify for this offer is $450,000 and a Buyer's agent commission of 2.5% or greater. In the event the Buyer's agent commission is less than 2.5%, the purchase amount is less than $450,000, or commission fees are not sufficient to cover brokerage costs, the offer may be adjusted or withdrawn at the agent's or brokerage's discretion.

A home warranty provided by America's Preferred Home Warranty will be purchased for a term of one (1) year for the buyer at closing. The Salazar Group and Corcoran Pacific Properties make no claims as to what the warranty covers. The buyer is advised to review the home warranty to understand what is and what is not covered under the warranty. Any claims will be made by the buyer to the home warranty company directly. The buyer understands that the home warranty is an insurance through a 3rd party vendor and not affiliated with The Salazar Group or Corcoran Pacific Properties.

This promotion is offered to purchasers buying their first home in Hawaii as their primary residence. This is not promotion is not available to investors or home flippers or anyone not intending to be an owner-occupant.  Not all services may be needed by a buyer and cannot be replaced or switched with any other cost or services. In the event the buyer forgoes one of the provided covered and paid for services there will not be a replacement or credit to cover a new service. The offer will go towards a reduction in the buyers closing costs. This WILL NOT go towards the buyers down payment or earnest deposits.

In the event that the buyer purchases a home with The Salazar Group at Corcoran Pacific Properties, and they use our free listing service the buyer understands that they must meet these requirements:

1. The Seller understands and agrees that the Listing Services provided by The Salazar Group is offered to our clients and comes at absolutely no cost to them. Our sole motivation is to deliver exceptional service and contribute to the community by building a robust and positive reputation. Rest assured, we derive no personal gain from the home sale beyond the satisfaction of providing excellent assistance.

2. The buyer must sign a one (1) year listing agreement within 365 days of the closing date from when the home was originally purchased through The Salazar Group.

3. This offer does not apply to any other homes the client would like to sell.

4. This offer is valid only for the original purchaser and cannot be transferred to any other person.

5. The listing agreement will be set at a commission of 5% of the sales price. Additionally, The Salazar Group will perform the act of exclusive listing representation at net-zero Listing Agent commission charged to the Seller. The Salazar Group at Corcoran Pacific Properties will provide and pay for professional home photography. Costs for other listing services such as, but not limited to, home cleaning, staging, repairs, pre-listing inspections, etc., shall be at the expense and the responsibility of the home owner/seller.

6. Other costs associated with the sale of a property in Hawaii, including but not limited to, Escrow Fees, Title Insurance, Conveyance Taxes, Prorated Property Taxes, etc., are the sole responsibility of the owner/seller.

7. The Listing Agent's commission will be credited back to the Seller at closing, less any brokerage and franchise fees. The Buyer's agent commission will be set at 2.5% of the sales price.

For example, a $500,000 sale at 5% commission will result in a $25,000 commission. $12,500 (2.5%) of that commission will be paid to the buyer's agent. $12,500 will be paid to the listing agent. Franchise and Brokerage fees of approximately 12% are deducted which leaves approximately $11,000 in agent fees. That $11,000 will be credited back to the seller at closing.
